POLICIES
SMOKING:
The crisp mountain air is available at no extra charge with our lodging in the Catskill Mountains. So those that come after you may enjoy it too, our Windham Mountain Bed and Breakfast is strictly a NON-SMOKING INN. Although all
rooms are smoke free, you might proceed to the front porch to enjoy
a smoke. There is an ashtray for your convenience.
Please note: A $100.00 per day cleaning fee will be charged
for violations.
CANCELLATION
POLICY:
Cancellation Policy applies to all reservations.
Effective upon your confirmation.
Note:
All late cancellations will be charged one night. Sorry, but No Exceptions
can be made or credit given for future stay.
Our
Cancellation policy is as follows:
Weekdays:
(Sunday though Thursday non-holiday): Credit card will
hold reservation. Any reservation altered or cancelled will be charged
a 10% cancellation fee of the reservation total. A one-night deposit
will be charged in full if guest arrives after the confirmed date
of arrival or departs before the confirmed date of departure. In
the event a guest does not show for their room, 100% of the total
stay for the entire period reserved will be charged.
Weekends:
(Friday & Saturday/Sunday & Sunday): Credit Card
will hold reservation until one night payment is received via check.
Any reservation altered or cancelled before 14 days prior to your
arrival date will be charged 10% of the reservation total. This
fee will be charged to your credit card. If your check has been
received, you will be mailed a refund check less 10% of the reservation
total. Any alterations or cancellations in reservation made within
14 days of your arrival date, a one night deposit will be forfeited
in full. Reservation total (100%) will be charged in full if guest
arrives after the confirmed date of arrival or departs before confirmed
date of departure. In the even a guest does not show for their room.

Holiday:
A three night minimum is required on holidays, a credit card will
hold the room until a two night deposit is received via check. Any
reservation altered or cancelled before 14 days prior to your arrival
date will be charged 10% of the reservation total. This fee will
be charged to your credit card. If your check has been received,
you will be mailed a refund check less 10% of the reservation total.

CHECK
IN TIME:
Rooms are guaranteed to be ready by 3:00PM each day. If your room
has been serviced, you are welcome to check ihn earlier than 3:00PM.
For Late Arrivals (9:30PM or later) we will leave a note attached
to the front door. The room key will be left in a designated spot
that is discussed per telephone.
CHECK
OUT TIME:
Check out time is 11:00AM (a late check out may be available at
an additional fee of $10 per hour with prior arrangement with the
innkeeper). Room keys must be returned in order to check out.
PAYMENTS
ACCEPTED AT CHECK OUT:
Visa, Master Card, Cash and Postal Money Orders.
No Personal Checks accepted.
Policy Details:
Room Rates are for double occupancy per room per night:
Full breakfast for two people is included in the room price.
Also included is our video library of wide variety, complimentary
soft drinks and hot beverages.
Not included in Room Rates:
New York State sales tax (8.%) and gratuities
Online
Bookings:
Cancellations of any online booking will be charged a 20%
service fee. A B&B check will be issued for the remaining
balance for another stay, upon mutual agreement, based on establishments
availability(limit 2 choices only). Sorry no Holidays and Weekends
Any
late cancellation will result in loss of one deposit. Sorry there
are No Exceptions..
Additional $25 charge per person (includes children
and infants) in any room. This charge includes breakfast and
amenities. Rollaway cots and cribs are available with prior arrangement
(limit one per room).
Parents
with Children:
We respectfully ask that parents with children staying at Beds
on Clouds ensure their children are well supervised at all times.
This will go far to help maintain a comfortable and relaxing atmosphere
for all of our guests.
Two-Person maximum in most rooms.
No room is permitted to accommodate five people.
$100 per person fee for arriving with additional unreserved
persons.
2 Night Minimum on Weekends (includes Friday & Saturday
or Saturday & Sunday nights);
3 Night Minimum during all Holiday periods and special
event weekends (a surcharge may apply to holiday and special event
periods).
PS:
Beds On Clouds is not responsible for weather, ski conditions
or any personal situation that may arise requiring cancellation.
Not
suitable for pets
All rooms Air Conditioned during the Summer months
